Do Shepherd Huts Require Planning Permission?

This is something we get asked about a lot, and often handle on behalf of our clients. Many people find planning applications stressful, overcomplicated and a drawn out process. It also doesn't help that, like most government organisations, planning offices tend to be notoriously hard to contact by telephone! On top of this, since the average person might only need to ever seek planning permission once or twice in their lifetime, they never really get a chance to get good at it! That's where we come in.

Having processed dozens of applications in the past, with a near 100% success rate, we believe we're pretty good at it! Not only can we give you advice on whether or not you need planning, we can also handle pre-application enquiries and full planning applications.


So when do you need planning permission for a shepherds hut?

Although it might vary slightly if you live in a listed building or conservation area, generally you do not need planning permission for a Shepherds Hut if it's for your own personal use. Think of a writers retreat in your garden, or a summer room for family guests on land that you own.
If you want to use a Shepherds Hut for a business or commercial venture, such as a B&B or a campsite on land which is not currently used as such (i.e. 
a paddock or your garden), then you may need to apply for planning permission under "Change of Use".


Can you help get me planning permission?

Luckily we are able to give planning advice and can even process your planning application on your behalf. When processing your application, we will do the following:
  • Fill in and submit your planning application form on the government Planning Portal.
  • Provide the required 1:500 scale Site Plans, 1:1250 or 1:2500 Location Plans, Plans & Elevations and Design & Access Statement.
  • Liaise with the planning officer at your local planning office to ensure that it has been validated.
  • Monitor the consultee comments and liaise with local authorities such as Housing, Ecology and Highways in order to respond to these comments and any concerns.
  • Take steps to address and resolve any issues or concerns raise by consultees.
