These prices are guidelines and we aim to be transparent with our costs throughout the design process to keep it within your budget. Unlike some other companies, we do not charge for the design consultations and will allow for multiple designs until we have drawn up your ideal hut.
Frequently Asked Questions
1: How big are your huts? Whatever size you need. Generally they are between 12ft and 18ft in length and about 7ft 6in wide (wide enough to fit a double bed), but we are very flexible with our designs and can make them bigger or smaller as needed.
2: Can you put a toilet or kitchen in them? Yes! We can build in a range of options- just make sure there are facilities for water supply, drainage and waste on site. We can also discuss "off-grid" alternatives, such as a composting loo and gas heated water.
3: Do they require planning permission? You don't need planning permission for a shepherds hut unless you change the use of the land you site it on. If you put one in your garden for personal use, its use is "incidental to the enjoyment of the dwelling" so you won't need planning. But if you put one in a field or paddock as a holiday rental, you change the use of the land you site it on, so that would require planning permission. Check with your local council and scan leases to make sure there are no restrictions applying to your home or neighbourhood. We can help and advise with these enquiries so if in doubt, call us!
4: Are the wood burning stoves safe? Yes. Although there are no specific HETAS regulations relating to Shepherd's Huts, we have based our specification and installation of our stoves on current boat regulations, with insulated flue pipe systems, air vents, Carbon Monoxide & smoke detectors fitted with all wood burning stoves, with non-combustible hearths and fire-backs fitted as standard. As far as we know, we're the only Shepherds Hut builders who do!
5: How much do they cost? It all depends on the exact fit out, but generally our classic huts start from £16,800, our mobile Wild Rover huts start from £19,850 and our Poacher's Hut starts from around £29,000, although a fully kitted out one may end up somewhere around £32,000. We will work with you to create the best hut possible for your budget.
6: Can you offer finance packages? We don't offer finance ourselves, but we work with Credo Asset Finance, who have funded some of our customers using our huts for commercial ventures. Visit their website on www.credoassetfinance.com. At the moment, we don't offer finance deals on huts for personal use.
7: Can you renovate an old, original shepherd's hut? We do not normally renovate old huts. Due to the "hodgepodge" nature of these original huts, many of which were often made from salvaged or improvised materials, we have found that it can be more cost effective to simply build a new hut from scratch! Therefore, we are always happy to design and build you a replica, which can be true to the original, or upgraded with all mod cons.
8: Do you build anything besides shepherd huts? Absolutely! We have a sister company Timberpad LTD, which builds all manner of timber framed buildings, garden offices, studios, lodges, cabins, extensions and shipping container conversions, mainly in the East Anglia/ Norfolk region. We have the exact same bespoke, flexible approach with our buildings as we do with our huts and can be reached on the same telephone number as The English Shepherds Hut Company.
