Do I need Planning Permission for my Shepherds Hut?
It depends what you want to use your hut for. If it's a personal hut for you and your family to enjoy on your own private land, then you probably don't require planning as it classes as being "incidental to the enjoyment of the dwelling". However, if you want to use it for a commercial venture such as a campsite, or a B&B on land which you are currently not using for this purpose, you may need to apply for planning under "material change of use".
Sometimes other factors, such as whether or not you live in a listed property or a conservation area may have an influence, but this can usually be cleared up with a quick call to your local planning office. If you do require planning permission, then it's a reasonably simple process which takes up to about 8 to 13 weeks.

Yes, of course we can handle your entire application on your behalf. This will include handling the paperwork, writing up a detailed Design and Access Statement with reference to your local councils stance on local developments, detailed maps and plans, as well as any additional technical information on the build. We will liaise with the planners and respond to any queries.
Sometimes the planners require additional information, such as ecological surveys or flood risk reports. Although these are not included in our fee, we can also refer you to a specialist if required.
How much does it cost?
For handling your application we charge a fee of £1,000 + VAT. There will be a standard fee of £385 from your local authority for applying for change of use, which we will pay and simply pass on the cost. We will also need to purchase some planning maps, which normally will cost in the region of £60 depending on your property, and we simply pass on this cost too.
Therefore, the price of your planning application will cost approximately £1,645 with us. However, if your planning application is successful and you place an order for your Shepherds Hut within 1 week of their decision, we will discount £500 from the price of your hut!
